Why buy property in Italy? + -

Italy offers a rare combination of architectural heritage, quality of life and long-term value. For Scandinavian buyers, the proximity, a stable legal system and a mature market for foreign owners make it especially attractive. We help you navigate what can be complex on the ground.

What does the buying process look like, step by step? + -

In short: an initial offer (proposta d'acquisto), then a binding preliminary contract (compromesso) with a deposit, and finally the deed of sale before a notary (rogito). We guide you through every step and coordinate with the notary and legal advisor.

Do I need an Italian tax number (codice fiscale)? + -

Yes. Anyone buying property in Italy needs a codice fiscale. It is free and can be obtained through the Italian tax office or an Italian embassy or consulate. We help you arrange it.

Can I get a mortgage in Italy as a foreigner? + -

Yes, several Italian banks lend to foreign buyers, often at a lower loan-to-value than for residents. Many Scandinavian buyers still choose to finance from home. We can connect you with the right advisors.

What costs come on top of the purchase price? + -

Typically notary fees, registration tax (imposta di registro) or VAT when buying from a developer, agent commission, plus legal support and a technical survey (geometra). We give you a clear picture of all costs before you commit.

How am I taxed, and what about Norwegian wealth tax? + -

Italian property carries ongoing Italian charges, including IMU on second homes, and as a Norwegian taxpayer the property must also be declared in Norway, where wealth tax may apply. Norway and Italy have a tax treaty intended to prevent double taxation. This is individual, so we always recommend speaking with a tax advisor, and can refer you to the right professionals.

Do I need to be physically present in Italy to buy? + -

No. With a power of attorney (procura) the purchase can be completed on your behalf, which is convenient for buyers living abroad. We arrange this for you.

Do you help with renovation and restoration? + -

Yes. We have a network of architects, surveyors and restoration specialists, particularly for historic properties, and coordinate the process for you.

Which regions do you cover? + -

Our core is Tuscany, with selected mandates in other high-value regions such as Lombardy, Veneto and Puglia. We prioritise quality and local knowledge over covering all of Italy superficially.

How do I get started? + -

Get in touch for a confidential, no-obligation conversation about your goals, timeline and budget. From there we source and pre-evaluate properties that suit you.
